Project Overview and Objectives
Clearview was appointed by REL Building Services, ISG’s main electrical contractor, to design and install fire detection and life safety systems across two connected Sky Labs buildings, West London, Brentford.
The project formed part of Sky’s flagship expansion, designed to deliver a modern, sustainable workspace built to the company’s high technical and aesthetic standards.
ClearView’s responsibilities included:
- Full design, supply, installation, commissioning, and handover of all life safety systems.
- Integration with building services and architectural requirements.
- Ensuring full compliance with BS 5839-1 Category L1 standards for fire detection and alarm systems.
Fire Detection and Life Safety System Design
ClearView designed and delivered an L1 category fire detection and alarm system covering both Sky Labs buildings. The installation comprised around 400 addressable devices, managed via a Kentec Taktis network of five main fire alarm panels and two repeater panels.
Supporting systems included:
- Xtralis VESDA aspirating smoke detection for ceiling voids and lift shafts.
- Baldwin Boxall refuge communication system throughout the site.
- Toilet alarm systems are fully integrated into the main network for extensive accessibility and safety.
The project required close coordination with Sky’s architectural and M&E design teams to maintain both system performance and visual integrity within the building’s modern, open-plan environment.
Sky Labs features a hybrid steel and cross-laminated timber (CLT) frame with large atrium spaces, which presented challenges for detector coverage, cable routing, and coordination with exposed services. ClearView’s design team developed tailored solutions to meet these challenges while ensuring long-term reliability and ease of maintenance.
Installation, Testing & Project Delivery
ClearView managed the entire life safety scope from initial design through to final commissioning and handover. Early engagement with ISG’s project team and proactive on-site coordination ensured that installation progressed smoothly within a live, complex construction programme.
The system incorporated numerous fire alarm interfaces connecting to mechanical, electrical, and life safety systems. Each interface was carefully managed, tested, and verified to guarantee correct operation and sequencing.
Throughout commissioning, ClearView’s engineers carried out full-scale testing and witnessed demonstrations to confirm that all systems operated effortlessly together.
Despite the project’s technical complexity, ClearView delivered the installation on time and within budget, providing full system certification, documentation, and training for Sky’s facilities management team.

The completed system provides fully integrated fire and life safety coverage across Sky’s innovative Brentford campus. It ensures swift detection, clear communication, and reliable operation across both buildings.
